Home Remodeling Vs. Building New

Home | Remodeling | Page 6

The housing market continues to change and fluctuate. Some homeowners may want to jump on the train and buy or build a new home. But if you are just tired of your current space, is it better to consider home remodeling? Building new is a lengthy process and can be prone to set backs while home remodeling can take up a lot of your time and resources in order to get what you want. There are some items to keep in mind when you are working to decide between a home remodel or building new. Both will require work and may come with a long list of costs, but one option may be better for you than the other.

Home remodeling or Building new

Determining which option is right for you and your family hinges on a few factors such as cost, available building space and your wish list. Both options have advantages and disadvantages and will require you to spend some of your hard earned money. Here are some thoughts to consider before you take the leap.

Home remodeling with Rosewood Home Remodel can help make your decision easier. Let us help you with your questions and work with your home to create an amazing space all within your budget and timeline.

Pros For Remodeling

Shorter Timeline

Home remodeling projects tend to have a shorter timeline than a full rebuild. Remodeling takes the existing structure of your home or room and changes what is already there. This keeps it shorter because there is less dirty work to be performed. Remodeling also usually goes one room at a time and you will be able to live in your home while the space is being updated. Keeping your family in your home during a remodel means you won’t have to travel to the site and it may just motivate you to finish the project sooner so you are not living in a construction zone.

Reset The Clock

Updating your home and appliances takes your home back in time. Not truly, but updating parts of your home resets the internal timer for newer elements and keeps the house from needing maintenance as soon. All elements of your home are on a timer, they start to count down from the moment that you begin to use them. The other tricky part is that many elements all expire at the same time, so you may end up replacing your roof and gutters at the same time as your washer and dryer.

Updating appliances and elements of your home on your own schedule saves you from worrying about the next thing breaking, when you are already at your breaking point.

Stay In Your Neighborhood

Remodeling your current home means that you won’t have to move. You already own the home and the property and have gotten used to the neighborhood. Home remodeling gives you the change that you crave without having to abandon an area you love. This will keep your children in the same school, next to people you connect with and have your home in a place you trust.

Less Unplanned Costs

Remodels come with less unplanned costs because you can manage the projects. If you are remodeling, you will know what your budget is and avoid making unnecessary purchases. When you decide to remodel your home, you can consider high quality products that are most important to you. For example, if you are constantly having to repaint the exterior of your home, investing in a high quality paint will save you money in the future and require less maintenance.

Increase Value

Updating parts of your home increases the value and helps you to sell for a higher price when you decide to. Newer construction is always more appealing to buyers, but an updated home can be just as appealing and help you put more money back into your pocket. Home updates usually have a high ROI because they either help you with functionality while you live there, or help you to sell for more profit.

Kitchen and bathroom remodels are always a good selling point, but if you are not sure where to start or how much to upgrade in your home, talk to a trusted realtor. They will know the market and can help steer you in the right direction.

Home Remodeling Vs. Building New

Pros For New Construction

Under Warranty

Building a new home means that everything in it is new and under warranty. If anything breaks or goes south, you will be able to get it replaced for free. Warranties on appliances, cabinets, stone and other materials can last up to 20 years. Being under warranty saves you from frustration and having to replace expensive items.

More Options

A new home comes with more flexibility with layout, rooms, decorations and landscaping. Creating a whole new house gives you the freedom to create your dream space. With custom options, home building can be as expensive or as cheap as you would like. Before you consider building new, take a look at your wish list and determine what you can afford.

A New Location

If you are not happy with your current neighborhood or where your house is located, building new gives you a chance to find your oasis. Whether you want to move to a more quiet street, or a more rural location, finding a place to build can be tricky, but worth it for the tranquility of loving where you live.

A new location provides the opportunity to meet new people, learn more about the state or area you live in, test out another school district and have a new view. Moving can come with challenges but a change can be a good thing for your mental state.

Custom Layouts

Building new gives you the freedom to choose every small aspect of your home. Some home builders have more options than others, but for the most part you get to decide what fun additives make your house a home. You can choose the floor plan, how many rooms there will be, how big the garage is, if it is two stories or one, an open concept living and dining area and more. Building new makes it easy to have your dream home and helps you get the most functionality and use out of the space.

Custom layouts help you to also design with the future in mind. If you plan to build this house and sell, you can build what is currently trending. If you plan to start a family in this home, you can create more bedrooms or a play area. The options are endless when you start from scratch.

Home Remodeling Vs. Building New

Move In Ready

When buying a new home, many sellers will say that the home is move in ready. But there may be aspects of the home that you still want to change. Building new gives you the peace of mind in knowing that no projects will need to be completed in your home for a significant amount of time. Moving into a new home just to start remodeling may save you money on the purchase price, but doesn’t that kind of defeat the purpose of moving?

A new home gives you the knowledge that everything is set to your specifications, and once you are moved in, you are ready to roll.

2022 will be the year of the kitchen! With so many new trends in home remodeling the kitchen is no exception. There are so many new features and trends that have been circulating, so we have compiled a list of some of the top 10 best kitchen remodel ideas. These will be sure to make your home look modern and be a beacon for all your friends and family to see.

Kitchen remodel

White Kitchen Cabinet Doors

White has been a kitchen and home staple for years. Some might stray away from white in a kitchen because it shows stains and dirt, but the new earthy warm whites are taking over kitchens throughout the nation. Going with a more taupe or creamy white can give you a bright kitchen without using stark white.

Take The Backsplash To The Ceiling

Typical backsplash cuts off where the upper cabinets start but this new trend is taking that amazing backsplash all the way to the ceiling. Doing this feels high end and helps to add a focal point to your kitchen. If you feel that your kitchen is dark, taking the backsplash higher can make it look brighter.

Marble Countertops

This beautiful stone will continue to pop up in Utah homes beyond the kitchen. Marble countertops are thick but are also prone to etches and scratches. While it looks very high end and durable, it is prone to have wear over time. But that doesn’t stop it from being a trend in kitchen remodel.

Quartz Countertops

For those that are attracted to the marble look but what a more family friendly option, Quartz is the way to go. Especially if you are wanting the white shades in your kitchen, quartz comes in colors and is resistant to stains and is almost impossible to scratch.

Double Islands

No one is going to complain about having more counter space, which is probably why double countertops are growing in popularity for kitchen remodels. Double islands can provide a separate space for food prep and entertaining guests without making them hang out in the living room. Islands provide versatility and eliminate the use for a dining table.

Outdoor Kitchens

While having multiple kitchens may not be in everyone’s budget, having outdoor cooking spaces with access to water and all the appliances of an indoor kitchen can add some flare to your entertaining experience. Most outdoor dining currently is just for the outdoor BBQ scene, but with a full range of cabinets and appliances coming into trend, your outdoor kitchen will be your new sanctuary.

Bold Colors

In 2022 many homeowners are not scared of bold colors. The kitchen is a great space to express your personality through paint choices. While bold colors can come in and out of trend, they have become more than just an accent color in most kitchens. Colored cabinets, bold paint under the island or even the kitchen sink. Deep plums, navy blue, yellow, and earth tones are popular. Having a bold touch on your kitchen remodel may not be in trend forever, but it adds some buzz to a space you use every day.

Vintage 90’s

The 90’s are back in more than just fashion. A more 90’s retro feel with vintage furniture is popping up more now. These kitchens are more vibrant and energizing with bright colors and complementary color schemes. Candy colored and retro vibes are giving some homeowners the opportunity to express their individuality in the heart of their home.

Kitchen remodel

Eye Catching Tiles

While tile has typically been used as a way to keep your kitchen cleaner and more modern, fun patterns and designs have been added to kitchens to be the focal point.

Tiles placed as the background of cabinets, backsplashes or even a mosaic wall in your kitchen can make your space a masterpiece. Fun tile can create the whole backsplash of your kitchen or it can be an accent over your stove in just a section of the kitchen. Whatever you choose, make sure it fits you and your family’s personality and is in budget of your kitchen remodel.

Layering

The buzz around layering is high. In your kitchen remodel you can layer textures, patterns, lighting and more. Once you have a theme, layering different materials can add some more flare to your kitchen. Rustic wood shelves or accents against flat marble countertops and white backsplash add a fun element. Mixing bold colors with dark accents or fun hardware can be a way to add some modern touches to your spaces.

Layering lighting so you have something for every occasion can make the most of your space. Having accent and ambient lighting in the same space is a trend we will continue to see in 2022.

If you are planning on making renovations for your home in the near future, you are likely to be in need of drywall. Drywall is relatively inexpensive and stable, yet it can get holes in it if it is bumped wrong. Drywall requires certain measures in order to look its best and to last as long as possible. Painting your drywall is one way to preserve your drywall, but the drywall must be made ready for the paint. Continue reading to learn how to prepare drywall for painting.

Painting your drywall is not required, but it is certainly recommended as it looks more finished and adds another layer of protection to your walls. Luckily, it is not extremely complicated to prepare drywall for painting. It is just important to know what materials are required and what procedures will help the paint go on to the wall and stay on the wall best. If you have a large space that needs to be painted or want to make your life easier, consider reaching out to us at Rosewood Painting to get in touch with a professional painter.

Why Prep Drywall

The reason why drywall needs to be prepared for painting is because without priming and preparation, the paint may peel or bubble out which is not the most attractive to look at. With the right priming, your wall will do better in certain environments and will be able to withstand different temperatures and humidities.

Steps To Prepare Drywall For Painting

The first step for preparing your drywall for painting is to do an inspection. Be sure that the drywall does not have any little holes or gouges in it. This is important because the paint will not go on smoothly if there are holes in the drywall. If there are holes in the drywall, simply fill them in with drywall mud and then wait for the mud to dry.

Step 2- Sanding

The second step is to sand the drywall. Make sure to wear a mask and gloves for this step. Sanding removes any lumps or fuzzy paper that is still connected to the drywall. This is important because if these lumps are left on the drywall, then they will show through the paint, creating an uneven surface. If you had to fill in holes, sanding will make sure that the area is smooth enough for paint. After you sand the walls, use a vacuum to remove any excess dust. Removing dust is vital because if it is left on the wall, then the paint will have a difficult time adhering to the drywall.

Step 3- Clean The Wall

After you have dusted the wall, it is time to ensure that the drywall is truly clean. Take a cup of white vinegar and mix it with a gallon of water in a bucket. Use a sponge to mop the mixture over the wall, moving from the top of the wall to the bottom. Make sure to use clean water and to change the water if it gets murky as you clean the wall. Dry the wall using a fan or let it air dry. Wait a day or two before starting the next step.

Step 4- Prime And Paint

Once the wall is dry, it is time to prime and paint the wall. Run a dry cloth across the wall to ensure that there is no more dust and that the wall is very clean. Then apply a primer to the wall, it may help to do a primer that is similar in color to what color your paint will be. After allowing the primer to dry, you can paint the walls with soft roller paint brushes.
